“Thanks so much for reaching out, we currently do not have any promotions we are running on this channel. Our business name is MHM LUXURY PROPERTIES and you can find us on socials under that name. Please feel free to reach out there as we occasionally run promotions for guests who follow us”

Once they reach out on social media we are then able to speak freely and educate them that they will always get the best rates when they book directly because they are not paying airbnb fees.

We make more money because we are able to charge a little more per night on our website but our guests save money because they are not paying the middle man Win/WIN for everyone!

1️⃣ Post your next few available openings on your social media stories. (Seems simple, but have you done it?)

2️⃣ Check in on your pricing strategy. Are you using dynamic pricing? If so, check in to make sure you are pacing with the market and adjust if necessary. No, the airbnb one doesn’t count. @pricelabs and @use_wheelhouse are my favs

3️⃣ Update your photo descriptions. The airbnb algorithm loves to see active listings and changing photo descriptions is a great way to to show them you are active! Our team uses my 1:1:1 rule - update at least one word in one photo caption once a week on every listing.

4️⃣ Respond to ALL of the reviews your guests leave you. Again, Airbnb loves to see hosts being active on the platform and guests love to see responsive hosts! Seeing you engage with past guests helps them know you are committed to their future experience.

5️⃣ Investigate services like @stayfi_software to start capturing guests contact information so you can market to them for future stays!

We added high quality video virtual tours to all of our properties because it was a VRBO option and the conversion rate was STAGGERING.

After that I included a photo with a QR code linked to the tour video in my Airbnb listing…guests LOVE it 🙌🏼

I take it one step further and use a video hosting platform for the QR code that allows me to put a call to action button that takes them directly to my booking website where I make significantly more per booking than on Airbnb or VRBO.

After 100’s of requests, I have FINALLY put this into its own training where I walk you through step by step of EXACTLY how we do my video virtual tours, shot list for the videographer, AND how we do the hosted “book now” landing page!

No joke, people ask me all the time if “*name the random* small town” will work as a short or mid term rental. I never write them off but always check a few things:

1. Is there industry in the area like a power plant or manufacturing that brings in high level seasonal workers?

2. Is there a local or regional hospital that draws traveling doctors and nurses?

3. Is the local area encouraging commerce and actively growing?

4. Is it a thoroughfare on the way through two larger areas and a route where people drive through a lot?

Sometimes you just need to look in your own back yard for a slam dunk market. Our small town STRs host people coming in for funerals, family reunions, grandkid visits, engineers, doctors, etc etc etc.

1. Before Videos: Social media content is always important and people LOVE before and afters so get that empty room content of your short term rental!

2. Start the dishwasher: there are always multiple dishwasher loads when setting up an airbnb so I start the dishwasher first so it can be working while I do other things.

3. Get the cardboard out of there ASAP so you can see what you are working without the clutter. Break down boxes as you go if you have to haul it off.

4. Get the bathrooms setup for a quick win and check something completely off the to do list!

After so many airbnb setups you best believe I have it down to a science! I have a few items that I use EVERY. SINGLE. TIME I setup a property. Think my favorite “can’t hurt you” box cutter and no slip rug tape.

No matter how many times I have worked with one insurance company I ALWAYS get multiple quotes on my property insurance policies.

For STR it’s important to get a landlord specific policy and make sure the company knows the intended use of the space.

Some of the things that I always ask for with coverage:

✅ At least 1 million in liability

✅ Bedbug remediation (knock on wood I haven’t had to use it)

✅ Loss of income coverage should my property be damaged and I can’t host guests.

✅ Personal contents for replacement cost of furnishings.
